As a general rule, you should have your roof inspected at least twice a year. Without routine maintenance, your roof becomes vulnerable to damage, and, in some cases, its warranty may be voided. That’s because infrequent maintenance can void your warranty. Remember: warranties only cover manufacturer defects and installation errors, not damage caused by negligence on the homeowner’s part.

Improper Roofing Maintenance
Improper roofing maintenance is just as bad as outright neglect. If you decide to do roofing maintenance yourself, it’s important to read the instructions that come with the roofing shingles. However, in general, it’s best to leave roofing maintenance to professional roofing contractors.
The Use of Pressure Washers
Most contractors wouldn’t recommend using pressure washers. While they can help clean your roof faster, they can also dislodge some of the ultraviolet (UV) resistant granules embedded in asphalt shingles. Without these granules, your roof is left vulnerable to UV damage and premature aging.
Unauthorized Roof Modifications
Installing satellite dishes and antennas on your roof may not void your entire warranty, but it can void provisions regarding roof leaks. That’s because installing them (or making roof modifications for that matter) involves drilling holes into your roof, which makes your roof susceptible to leaks.
Installation Errors
Manufacturers have a strict set of instructions regarding the installation of their shingles. If roofing shingles aren’t installed correctly, their warranty may be voided. To ensure your shingles are installed correctly, make sure to vet a roofer before hiring one.
